1. Acceptance of Terms

By accessing or using the Sherlock Singapore platform ("Service"), you agree to be bound by these Terms of Service. If you do not agree, please do not use the Service.

2. Description of Service

Sherlock Singapore is a property intelligence platform that provides property transaction data, price comparisons, buying power calculations, and PDF report generation for the Singapore residential market. The Service includes both free buyer tools and paid agent subscription plans.

3. User Accounts

  • Buyers:No account is required to use the free property search, comparison, and report features.
  • Agents:A registered account is required to access agent features. You must provide a valid CEA registration number and agree to verification. You are responsible for maintaining the confidentiality of your credentials.

4. Data Accuracy & Disclaimer

While we strive to provide accurate and up-to-date information:

  • Property transaction data is sourced from public government datasets (HDB, URA) and may have a processing delay.
  • Indicative only —Buying power calculations, CPF eligibility estimates, and grant projections should not be treated as financial advice.
  • ABSD rates, TDSR limits, and government policies may change. Always verify with official sources before making financial decisions.
  • School catchment information and MRT proximity data are approximate and should be verified independently.

5. Agent Subscriptions & Payments

  • Agent subscriptions are billed monthly or annually as selected at sign-up.
  • District ad placements are subject to impression caps based on your subscription tier.
  • All payments are final and non-refundable. No refunds will be issued for any reason, including but not limited to partial billing periods, unused features, early cancellation, or dissatisfaction with the Service.
  • You may cancel your subscription at any time. Upon cancellation, your account will be immediately downgraded to the Free tier. No pro-rated refunds will be provided for the remaining billing period.
  • We reserve the right to adjust pricing with 30 days' advance notice.

6. Acceptable Use

You agree not to:

  • Scrape, crawl, or bulk-download data from the platform without written permission.
  • Use the Service to misrepresent property information to buyers or sellers.
  • Create multiple agent accounts to circumvent subscription limits.
  • Interfere with the platform's operation or other users' access.
  • Use generated PDF reports in a manner that misrepresents the data source.

7. Intellectual Property

The Sherlock Singapore platform, including its design, code, and branding, is owned by us. Property transaction data remains in the public domain as provided by Singapore government sources. PDF reports generated by agents may be freely distributed to clients.

8. Limitation of Liability

The Service is provided "as is" without warranties of any kind. We shall not be liable for any damages arising from your use of the Service, including but not limited to financial losses from property decisions made based on our data or calculations.

9. Termination & Account Deletion

  • We may suspend or terminate your access to the Service at any time for violation of these Terms. Agent accounts may be deactivated if CEA registration is found to be invalid or revoked.
  • Account deletion is permanent and irreversible. You may delete your account at any time from the Agent Dashboard. All your data, including profile information, subscription history, and impression records, will be permanently removed.
  • No refunds will be issued upon account deletion, regardless of remaining subscription time or unused features. By deleting your account, you acknowledge and accept the forfeiture of any remaining subscription benefits.
  • You may re-register with the same CEA number after deletion, but you will need to create a new account and subscribe to a new plan.

10. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the Republic of Singapore. Any disputes shall be subject to the exclusive jurisdiction of the courts of Singapore.

11. Changes to Terms

We reserve the right to update these Terms at any time. Continued use of the Service after changes constitutes acceptance of the revised Terms.
